Mortgages are available in Germany to non German residents but have been typically on low loan to value ratios. If the rental income is particularly low then a lower loan to value is also likely. However this is all changing as Germany becomes a more established investment opportunity and we are now working on securing a higher LTV mortgage for our clients. Our teams will work with you in order to ensure that you secure the best mortgage/largest mortgage amount possible for your circumstances and will assist you with all of the paperwork involved.

The mortgages available through Assetz Finance cover all the US states including the most popular, Florida, for all property types (both residential and buy-to-let) and for some land purchases on a case by case basis. Non status mortgages are even available (uncommon for overseas mortgages) on both capital repayment and interest only mortgages. The mortgage amount of Assetz Finance US mortgages is based on the valuation price and not the purchase price of the property offering borrowers another advantage. The Assetz Group is pleased to be one of the first companies offering mortgages and re-mortgages in Morocco, this much sort after new investment opportunity. The mortgages available in this country are very similar to the mortgages established in all new and emerging markets (70% LTV, 25 year term, repayment – interest only for 2 years – full status on rates starting from 5.15%). The mortgages, just like with all our mortgage products, will vary depending on the individual’s circumstances and requirements.

We are able to offer a number of sophisticated mortgage packages due to our volume of mortgage business in Italy which include increasing and decreasing installment options, as well as personalised payment plans. In addition, most of our lenders in Italy will offer a mortgage amount based on the valuation price and with a mortgage term of up to 40 years! This is much higher than the term offered by most overseas lenders and indeed UK lenders. Swiss mortgages are notoriously great value as they are based on the Libor rate – typically much lower than the Bank of England base rate. aus flagSOUTH AFRICAN MORTGAGES

South African mortgages are now available to purchasers in this new market. The amount that non South African residents can borrow is however limited by rules imposed by the Reserve Bank of South Africa. Under their Exchange Control Policy all non resident applications must first be approved by the Reserve Bank and non residents are not permitted to borrow more than 100% of the Rand value of funds transferred into South Africa to purchase the property. This limits the loan to value available to 50%. South Africans who are temporarily resident abroad have access to considerably higher loan to values however. The current interest rates in South Africa, like in all emerging markets, are very high compared to UK rates - purchasers should expect to pay at least double the interest rate that they are used to in the UK on their South African mortgage. On the plus side, the application paperwork is less arduous than in most overseas countries and lending criteria is also less severe.
