Required Information for a French Mortgage Application  
   

Personal details

  • Copy of all borrowers’ passports
  • Copy of marriage certificate if applicable
  • Copy of divorce agreement if applicable
  • Proof of home address (utility bill)

Property details

  • Copy of the signed purchase agreement
  • Copy of the signed lease (if leaseback property)

If you are buying through Assetz France, your Finance Consultant can take copies of these documents from your Assetz France After-Sales Co-ordinator.

If you are buying through another Estate Agent, you must provide these two documents regarding your property purchase and the full contact details of your Estate Agent.

If you plan to refurbish your property and would like to mortgage the costs you must research into the cost of such refurbishment and provide quotations for the work. Then you must provide invoices for the work once it is completed.

Financial details

  • Proof of personal contribution (savings account, bonds etc)
  • Last 3 months bank statements, for each borrower, for ALL accounts
  • Proof of any extra income. You will need to provide tax returns showing rental income, pensions and dividends.
  • If you have a mortgage you must provide complete mortgage information including monthly statements showing how much you pay each month, how much of the loan is still to be paid off and the date of expiry of the mortgage.
  • If you do not have a mortgage, but own your home, you must provide us with the Land Registry documents proving ownership.
  • If you are not a home owner you must provide your rental agreement and proof of the rent you pay.
  • If you have any other loans, you must provide monthly statements showing how much the loan is for, how much you pay each month and when the loan expires

Employment details - For employed borrowers

  • Last 3 months payslips
  • Last 2 P60’s

Employment details - For self-employed borrowers

  • Last 2 tax returns for UK borrowers
  • Last 2 Tax Form 11’s for Irish borrowers
  • Last 2 Tax declarations for U.S. borrowers
  • The last 3 years accounts for the company

Official Letters:

Your Finance Consultant will let you know which of the below you will be required to provide depending on your choice of lender:

  • Some banks require a recommendation letter from your home bank stating for how long you have been banking with them, that you have always paid mortgage repayments and loans on time if applicable and that you are trustworthy. If your bank will not provide you with a reference directly then please include their contact details as the French bank will ask them directly.
  • Other banks require a letter from your employer stating how long you have been working for them, in what position and on what salary.
  • Other banks require a letter from your accountant stating your total personal annual income (salary, pensions, rental income, dividends…) for the last three years.

The mortgage application will be treated quickly and easily if you can provide all of the above. You will delay your application considerably if you do not provide these documents. Banks may ask for extra documents, but the above list is comprehensive for the majority of applications.
